PRECONSTRUCTION

Our preconstruction process is structured to ensure clear communication, accurate pricing, and strong collaboration. Below is an overview of how we typically manage projects during the bidding phase.

REHAB PROJECTS
  1. Subcontractors receive an invitation to bid along with preliminary plans and scope information.

  2. An onsite walkthrough is scheduled to review site conditions, unit types, and trade-specific scope.

  3. The walkthrough provides time for questions, clarifications, and discussion of potential solutions.

  4. A bid deadline is established, typically 2–3 weeks following the site visit.

  5. During the bid period, scope clarifications and follow-up questions are coordinated through the preconstruction team.

NEW CONSTRUCTION PROJECTS
  1. Subcontractors receive an invitation to bid along with plans and specifications.

  2. Questions and scope clarifications are submitted to the preconstruction team during the bid period.

  3. A bid deadline is communicated in advance.

  4. Follow-up discussions may occur as needed prior to final pricing.

Bid Proposal Expectations:

  • Clearly identify inclusions, exclusions, and assumptions in your proposal.

  • Reference the project name and bid date in the subject line.

  • Ensure scope aligns with the most current plans and addenda.

  • Proposals should be complete and reflect all applicable plans, specifications, and addenda.

FORMS & COMPLIANCE
LIEN WAIVERS

The documents below are required or commonly used when working with KMW Builders. Please ensure all submissions meet the requirements outlined in your subcontract agreement.

WARRANTY & CLOSEOUT DOCUMENTS
CERTIFICATE OF INSURANCE REQUIREMENTS

All subcontractors working with KMW Builders must provide a current Certificate of Insurance (COI) that meets the requirements outlined below. This information is provided as a guide to help ensure your COI is completed correctly before work begins.

General Liability Insurance

Subcontractors must carry Commercial General Liability insurance with the following minimum limits:

  • $1,000,000 per occurrence

  • $2,000,000 general aggregate

  • $2,000,000 products/completed operations aggregate

Coverage must be current and in force for the duration of the project.

Workers’ Compensation & Employers’ Liability

Subcontractors must maintain Workers’ Compensation coverage in accordance with state requirements.

Employers’ Liability minimum limits:

  • $1,000,000 each accident

  • $1,000,000 each employee (disease)

  • $1,000,000 policy limit

    (If you are exempt, documentation may be required.)

The certificate holder must be listed as:

Automobile Liability (If Applicable)

If your work involves the use of vehicles, your COI must indicate one of the following:

  • “Any Auto” checked

    OR

  • All of the following checked:

    • Owned Autos

    • Hired Autos

    • Non-Owned Autos

  • Minimum required limit:

    • $1,000,000 combined single limit

Additional Insured & Endorsements

The COI must state that:

  • KMW Builders, LLC is listed as Additional Insured

  • Coverage includes Products & Completed Operations

  • Coverage is provided on a Primary and Non-Contributory basis

  • Waiver of Subrogation is included for:

    • General Liability

    • Workers’ Compensation

Important Notes

  • All policy numbers and effective dates must be current and valid

  • COIs that do not meet these requirements may delay onboarding or work authorization

  • Final COI requirements may vary slightly by project
